Your home is the biggest cheque you'll ever sign. It's also the biggest pile of equity you'll build. Two ways to access it — pick wrong and you can lose the house.
Calculators do the heavy lifting, but knowing what is going on underneath is what saves you money — or stress — later. Your home is the biggest cheque you'll ever sign. It's also the biggest pile of equity you'll build. Two ways to access it — pick wrong and you can lose the house.
Lump sum, fixed rate, fixed term. Like a second mortgage. Best for one-time large expenses.
Revolving line of credit, variable rate, draw only what you need. Best for staged expenses (renovations, college bills).
Home equity loan rates 7–10%. HELOC rates 8–11% (variable). Both far cheaper than personal loans or credit cards.
Both are secured by your home. Miss payments and foreclosure is on the table. Borrow only against equity you don't need for life-stage flexibility.
Can I have both? Sometimes — lenders cap combined borrowing at 80–90% of home value.
Are HELOCs callable? Some lenders can reduce the line if home prices fall. Read the fine print.
If you only remember one thing from this post, make it that the inputs matter more than the calculator.
